Celadon Overview
By gracious design, a mere five minutes is time enough to walk from home to the village center for a paper or a coffee, to pick up the mail at the neighborhood post office or to meet a child or grandchild just out of school. But then again, the singular beauty of Celadon creates both temptation and opportunity to transform a walk into a stroll. Five minutes can stretch to twenty if you decide to visit wildlife at the lagoon or fail to resist the filtered shade of the spreading trees so generously preserved throughout. Streets bend and curve around native trees and green spaces inviting a leisurely slowness of pace.

Village Center
The Tower at the entrance to Celadon and the Village Center is Celadon’s ‘first impression’. The Celadon Village Center is accessible to residents and to the greater Lady’s Island Community alike. Designed to be a thriving convenience, it is a place to dine, shop, work, or relax with neighbors and friends around the square. It is also the location of the EC Montessori School and the Celadon Post Office, within easy walking distance of residences and the Celadon Activity Center & Spa.

Family Life

Elements of calm, safety, convenience, community and natural beauty mark every aspect of the neighborhood at Celadon. Several schools are within walking distance or an easy drive of Celadon. In the Village Center, there is the E.C. Montessori School providing 18 months through third grade; Beaufort Academy is a short walk away and offers pre-k through 12th. Grade; St. Peters Catholic School is within a 3 minute drive as is Beaufort High School and the Lady’s Island Middle School.
The University of South Carolina, Beaufort Campus (USCB) is in the city of Beaufort, 8 minutes from Celadon. USCB is a four-year degree granting university. USCB also provides several specialized classes for retirees transitioning from the work a day life.
Churches or Temples of every faith are within minutes of Celadon.
History
The natural beauty of its Lady's Island setting, just outside the historic town of Beaufort, South Carolina, inspired the vision for Celadon, as well as its ancient resonant name.
Town Founder Dennis O. Green, saw the possibilities for creating an exceptionally well designed community at the site, though a satisfactory plan for the project was elusive at first.
A visit to several traditional neighborhood developments made abundantly clear what was best about those communities and brought the principles of Traditional Neighborhood Development and the work of the celebrated architectural design firm, Duany Plater-Zyberk and Company (DPZ) into the Celadon process.

Design Code
This code is conceived and administered to guide the building of the Community Celadon within Beaufort County. The code assures that all new buildings are harmonious with each other and within the the language of the traditional architecture of the historic port towns. The code further assures that the community adheres to a neighborhood structure having the following characteristics:
The neighborhood is limited in size by a five minute walking distance from edge to center.
Residences, shops, workplaces and civic buildings are included in close proximity.
A variety of thoroughfares serve the needs of the pedestrian and the automobile equitably.
Public open spaces in the form of squares and parks and playgrounds provide places for informal social activity and recreation.
Building frontages in disciplined alignment define the public space.
Civic buildings reinforce the identity of the community providing places for purposeful assembly.
The code is legally binding by contract with the Celadon Neighborhood Association and The Celadon Town Center Association as a condition of the purchase of land within the community. It is administered by the Celadon Design Review Board.
In matters of urban structure, the provisions of the Code shall take precedence over the Beaufort Zoning Code. In matters of health and safety, the Beaufort Zoning Code shall take precedence over the provisions of the Code.

CELADON, SOUTH CAROLINA
The Celadon code consists of five documents to be used in conjunction:
Regulating Plan
A map showing the various zoning categories with precision. The regulating plan also shows the form and location of public open spaces, and the type and trajectories of the various thoroughfares.
Thoroughfare Standards
A matrix of drawings, specifications, and dimensions that assembles vehicular and pedestrian ways into sets specialized in both capacity and character. These specify roadways, sidewalks, planters, street trees, and street lights. The combinations range from urban to rural. They are assigned to appropriate locations in the Regulating Plan.
Urban Standards
A matrix of text and/or diagrams that regulates those aspects of private buildings which affect the public realm. The urban standards vary according to the zoning categories of the Regulating Plan. The urban standards define the streetscape and the building use. The standards defining streetscape encourage the provision of certain building types and frontage elements that influence social behavior. Building use is a matrix of text that describes the uses permitted in each of the zoning categories. The uses include residential, lodging, office, and retail, each to various degrees, with emphasis on mixed use wherever possible. Parking needs are correlated to the various uses.
Architectural Standards
A matrix of text that specifies the materials and configurations permitted for walls, roofs, openings, and facades intended to produce visual compatibility among disparate building types. The standards relate to the vernacular building traditions of the region, thus inheriting a suitable response to climate. Because urban quality is enhanced by architectural harmony but is not dependent on it, the provisions of the architectural standards may range from liberal to strictly deterministic.
Landscape Standards
A list of plant species with instructions regarding their location and planting pattern. The lists are separated into those pertaining to public areas and to private lots. The planting lists are coordinated toward achieving a coherent forestation of the urban fabric. The selection and disposition of the planting is intended to support the urban-to-rural transect and to create an ecosystem harmonious with the region.
Activity Center
The Activity Center and Spa is a private club for owners, residents and members. Celadon residential property owners are automatically members of the Celadon Activity Center & Spa. The Center is open 7 days a week from, 7 am to 7 pm. Spa hours are 8 am to 6 pm, 7 days a week. The swimming pool and outdoor spa are open from 7 am to dusk. The Club is closed Easter, New Years Day, Christmas Day, and Thanksgiving.
Health and Fitness
State of the Art Fitness Center – In addition to the VR3 and Dumbbell equipment, the Center also provides 'State of the Art' Cybex Pro-Treadmills, Upright Cycles, Recumbent Cycles, Total Body Arc Trainers and Arc Trainers, all with Personal Entertainment Monitors. Personal Trainers are on staff to assist you in customizing a training program to meet your individual needs and desires.

Yoga/Pilates/Aerobics – This room has a cushioned floor that makes it comfortable for a variety of fitness activities. Classes such as Pilates, Zumba and Strength and Toning are regularly scheduled. This room can also be reserved by members for meetings of residents or community groups. Please call for information -- (843) 379-1088 or activities@celadonvillage.com.
Men’s and Ladies Locker Rooms – Each locker room has Oak finished lockers, benches and/or other seating, handicapped rest room, showers, Steam Room and drench shower, towels, and dryers.
Outdoor Activities
25 Meter Swimming Pool and Outdoor Spa – Swimming is one of the best forms of exercise. The large pool is a perfect place for laps, water aerobics or cooling off in the dog days of summer. Ask our staff about Cabana rentals and massages at poolside. There are two outdoor restrooms, an outdoor shower and two foot showers near the pool. The pool and outdoor spa are open from Easter until early October, from 7 am until dusk, 7 days a week.
Pool Deck and Loggia - A comfortable and shaded seating area is provided in the 12' deep Loggia that runs the full inside length of the building. The pool deck and an upper deck over the Loggia are great spaces for sun bathing.
Bocce Ball Court - The regulation size court is located in a beautiful area by the plaza shaded by large Live Oak trees Bocce Ball Court.
Har-Tru Tennis Court - This beautiful, lighted, clay court with sub-surface irrigation is available for play 7 days a week.
Outdoor Plaza - The Activity Center & Spa is designed for active use in all weather, both indoor and out. The paved outdoor plaza is located between the Yoga/Pilates room and the Member's Lounge. It has benches, grill, sink and outdoor fireplace. It is close to the Bocce Ball Court, Tennis, Loggia, Outdoor Performance stage and Swimming pool. It is available for member and community parties.
Outdoor Performance Area
We were fortunate in Celadon to have a wonderful site with so many old Live Oak trees -- a site that drops from an elevation of 17' to 12' or 13'. It is also a compact site requiring that our plans be meticulous if we are to be able to include all of the amenities we wanted for our residents and guests.
We were interested in having a place where you could lay on the grass and listen to musicians playing; watch a performance or listen to a speaker. So we created a small stage with a grassy area in front and a paved plaza for tables and chairs with awnings in the rear. The result is a beautiful, peaceful, comfortable spot to relax on an evening or summer afternoon.
Spa
The Celadon Spa is a full service spa (except hair) providing the full range of massage treatments, manicures, pedicures, waxing, and facials. Please call (843) 379-1088 for an appointment -- Spa hours are 8 am to 6 pm. 7 days a week. Celadon uses Pevonia Botanicals.
Youth Activity Center
Celadon is a 'traditional neighborhood' community for families, singles, working or retired. Youth are an important part of the Celadon community. The Youth Room is meant to be space for young people. It is meant to be an active space, where young people can enjoy themselves. It is a comfortable space with furnishings and a variety of games, game tables and TV for the WII game. The Celadon Activity Center and Spa also provide a variety of other programs for youth related to fitness, aerobics, swimming, tennis and theater.
Library
The winding staircase from the entrance lobby leads to the Tower Library, a two-story member's 'honor' Library for both youth and adults. The Library's collection includes fiction, literature, reference, children's and audio books for all ages. Friends and members are encouraged to gift books to the Library and members may borrow from the Library.
Member’s Lounge
